Tenant Finish Allowances And Specifications

 

Assumptions:

Total Units-Fifteen (15) Maximum.

Doors:

Tenant Entry Door - One (1) 3’0" x 7’0" aluminum installed in store front.

 

Tenant Rear Door - One (1) 3’0" x 7’0" hollow metal

 

Tenant Interior Doors - 3’0" x 7’0" solid core clear finish oak with oak edge. Knock down, hollow metal steel door frames

 

Hardware – Polished chrome, medium duty, cylindrical lock with through bolt trim.

Demising Partitions:

5/8 inch gypsum drywall both sides on 3½ metal studs insulated with 2½" sound batts and built to deck.

Interior Partitions:

One half inch gypsum drywall both sides on 3½" metal studs and 9’0" high. Wall finish to be two coats of paint or prepared to receive applied vinyl with 4" vinyl base.

Electrical:

Service 200 amp. Three phase service available for warehouse/storage area.

 

Lighting - 2’ x 4’, 4 tube, recessed fluorescent fixtures (1 per 300 s.f.). To achieve 75 foot candles at 36" A.F.F.

 

Switches (1 per 600 s.f.)

 

Duplex Wall Outlets (1 per 300 s.f.)

 

Telephone Wall Outlets (1 per 500 s.f.)

 

Exit Lights - Front and rear door.

H.V.A.C.:

Office Area – Packaged, gas fired, heating and cooling units designed to maintain 70° F interior temperature at –10° F exterior temperature.

 

Warehouse – gas fired space heaters designed to maintain 65° F interior temperature at 0° F exterior temperature.

Plumbing:

Restroom as per code requirements. One (1) Men and one (1) Women.

Sprinkler Heads:

Approximately one (1) head for each 225 square feet of office area. Location determined by sprinkler plan and Tenant’s office plan.

Painting:

Office area two coats of paint. Warehouse unpainted.

Floor:

Office - Leased premises will be carpeted with 26 oz. carpet designated building standard by Landlord. Tenant’s choice of color from samples supplied by Landlord.

Ceiling:

2’ x 4’ (755B Armstrong) acoustical tile.

Warehouse Finishes:

Walls – unpainted 5/8" gypsum drywall.

 

Floor - Seal and caulked.

 

Ceiling - Exposed structure

 

Electrical – 4 outlets, 2 phone outlets, 2 switches, low bay lighting (1 per 200 s.f.).

Additional Tenant improvement cost.

Additional overhead dock doors (10’0" x 12’0") - Add $4,500.00
