Landlord’s Work – Standard Finish

BUILDING SHELL

  1. Exterior walls
    1. EFIS and brick veneer at north elevation
    2. Painted insulated concrete block on west and south elevations.
  2. Roof
    1. Ballasted rubber membrane (EPDM)
    2. External roof drainage; gutter system
  3. Floor slab
    1. 4" in depth
    2. 4000 psi strength concrete
  4. Storefront system:
    1. Equal to Kawneer 451 T system, clear anodized finish.
    2. Insulated exterior glass
    3. Exterior door is insulated galvanized hollow metal with hardware that includes door pivots, closer, pulls, lockset, weatherstripping and threshold.

TENANT FINISH

  1. Interior Doors and Hardware:
    1. Interior doors are 1 3/4" solid core with birch veneer.
    2. Frames are 16 gauge hollow metal knock-down type
    3. Locksets at restroom. Locksets will be equal to Falcon medium duty with non-removable core, brushed aluminum finish.
    4. Each door has 1.5 pair butt hinges; ball bearing hinges where closers are installed.
    5. Passage set for storeroom door.
  2. Framing and Drywall:
    1. Two hour (2hr) rated demising wall: 3 5/8" metal studs 16" o.c. with two layers of 5/8" drywall on each side. Fire safing between metal deck and top of wall, and insulated for sound.
    2. Non-rated demising walls: 3 5/8" metal studs 16" o.c. with one layers of 5/8" drywall on each side, insulated for sound. Tenant may have any combination of 2(a) or 2(b).
    3. Exterior wall furring and drywall above storefront wall and at restroom wall. Construction is 5/8" hat channel with 5/8" drywall. Drywall extends to 9’-0" AFF.
    4. Restroom walls: 3 5/8" metal studs 16" o.c. with one layer 5/8" drywall each side. Wall extends to 9’-0" AFF. Top of wall is unfinished.
    5. Storage room walls: 3 5/8" metal studs 16" o.c. with one layer 5/8" drywall each side. Wall extends to 9’-0" AFF. Top of wall is unfinished.
    6. All drywall is finished and sanded ready to receive paint by others.
  3. Acoustic Ceilings:
    1. 2X4 lay-in for 80% of leased area, 10’ AFF.
    2. 15/16" grid system
    3. Ceiling tile is Armstrong 755B
  4. Floor finish: All floors are exposed concrete with no finish included. No vinyl base is included.
  5. Wall finish: All walls have finished drywall ready for paint by the tenant.
  6. Restroom/Plumbing:
    1. Domestic water and sanitary sewer will be provided to each store unit restroom.
    2. 18" X 24" frameless mirror
    3. Toilet paper dispenser
    4. Handicap grab bars
    5. Soap dispenser
    6. Paper towel dispenser
    7. Restroom exhaust fan.
    8. 20A ground fault outlet in restroom.
    9. ADA floor mounted water closet.
    10. Wall mounted lavatory.
    11. 5 gallon electric water heater.
    12. Floor drain
    13. Remote "read" water meter
  7. Fireprotection:
    1. One (1) head per 130 SF in accordance with NFPA 13 design standards
    2. Heads at centerline of ceiling tiles.
  8. HVAC:
    1. Gas fired rooftop unit
    2. Unit capacity based on one ton per 400 s.f.
    3. All required gas piping
    4. Ductwork, diffusers, and eggcrate return grilles.
    5. Programmable thermostat. One zone per tenant.
  9. Electrical:
    1. 200 Amp 120/208 volt electrical panel
    2. Three (3) exit lights with battery backup.
    3. One (1) Single pole switch for restroom lights
    4. 3-way switch at front and back door.
    5. Emergency light in sales area.
    6. Power supply to rooftop HVAC unit.
    7. Power supply for water heater.
    8. 20 A outlet for telephone board.
    9. One (1) 20 A outlet per 240 SF of leased space.
    10. One (1) 2X4 lay-in restroom fixture.
    11. One (1) 2X4 lay-in lighting fixtures per 100 SF of leased space.
    12. Suspended two lamplight fixtures (eight foot length) located in the storeroom area to achieve 30 foot candles.
    13. One (1) 20A power circuit in junction box for exterior sign. Final connection by sign contractor.
    14. Telephone rough-in; ˝" conduit from box to above ceiling. Telephone devices and wiring by tenant.
